M&S to Anchor Final Phase of Liverpool Shopping Park
Liverpool, 8 December 2025 – Derwent Estates has officially submitted a planning application for the final phase of development at Liverpool Shopping Park, marking an exciting milestone in one of the region’s most successful retail projects.
Backed by the Albert Gubay Charitable Foundation, this £8 million final phase will deliver 40,000 sq ft of new retail space. The centrepiece? A brand-new, 24,500 sq ft M&S Foodhall, more than double the size of its existing store on-site. The retailer has committed to a 15-year lease and will anchor the development, relocating into this expansive new unit.
“This development is the final piece of the jigsaw,” said James Maule-Ffinch, Asset Management Director at Derwent Estates. “It will enhance the customer experience, strengthen our tenant mix, and complete the long-term vision for the scheme.”
Once complete, the entire shopping park will span 277,000 sq ft of retail space, creating a seamless terrace of units across the site.
This planning submission follows the recent completion of Phase 3 – an £11 million upgrade that introduced Hollywood Bowl’s revamped venue, alongside Wingstop, Five Guys, and other high-profile tenants.

With 15,500 sq ft of space still available, McMullen Real Estate and CSP are managing lettings for the remaining units.
